AD Commercial Group sources off-market and selectively marketed multifamily properties that meet strict financial criteria across Kansas, Oklahoma, and Texas.
Each opportunity is evaluated using verified operating data, including rent rolls, trailing financials, and actual expense performance, to confirm real income and real operating costs. Assets are stress-tested to achieve a minimum debt service coverage ratio above 1.20, ensuring the property can sustainably support long-term financing obligations. We engage ownership principals directly to pursue disciplined pricing and workable transaction terms, then guide the process from initial letter of intent through closing, providing investors with a clear, controlled path to acquisition.
