From $200 to 42 units.

“I arrived in Los Angeles in 1985 with $200 in my pocket, a 10-speed bicycle, and not a single word of English. Forty years later, I am a full-time multifamily investor.”

Ricardo M. Serrano was born in Trujillo, Peru, trained as a biologist, and spent 33 years as a Registered Environmental Health Specialist for Solano County and San Diego County, California. His job was to look past the paint — to find the hidden liabilities in any building.

After retiring in March 2023, he did not coast. He scaled. A single-family rental became a duplex. A duplex became a 42-unit apartment complex in Corpus Christi, Texas. In 2025 he founded PeruRise Capital Group to bring that same discipline to a broader group of investors.

PeruRise isn’t a sales pitch. It’s the next chapter of a 40-year track record of doing things the slow, right way.

Stress-tested debt coverage. We underwrite to break even well below purchase assumptions. No floating-rate cowboy bets.

Rent growth comes from actual improvements — unit renovations, expense control, professional management — not hope.
